First phase of MCDP’s big North Deering project gets underway

As reported by MaineBiz (Dec 2025): construction has begun on the Lambert Woods North apartments at 2274 Washington Ave. Extension — the first phase of a large affordable development that will eventually include 162 homes.

The 72 Lambert Woods North apartments span six buildings (townhomes and three-story walkups) for households at or under 60% of Area Median Income, with seven reserved for referrals from the city’s homeless shelter. The nearly 14-acre wooded site will use only about two acres, conserving the rest as public woodland and trails.

The City of Portland chose MCDP through a 2020 RFP; Preservation of Affordable Housing (POAH), a national non-profit developer, is lead developer and long-term owner — its first Maine development. The $23M project is targeted for completion in 2027, funded by MaineHousing, the City, and partners.
