Home · The buying process
1

Find your match

Take the 2-minute match tool. It confirms your household is within the income limits and shows your best-fit home, estimated monthly cost, and cash-to-close.

2

Homebuyer education

Attend a free homebuyer-education session — required for MaineHousing loans, and it makes the rest of the process far less daunting.

3

Get pre-qualified

Call 2–3 lenders from the directory (a soft credit pull, about an hour, no score hit). They issue a pre-qualification letter and help you stack MaineHousing & FHLB assistance.

4

Submit your application

Complete the City of Portland income-eligibility form with pay stubs and your tax return. Income is only checked once — at purchase.

5

Reserve your home

When reservations open, choose your unit (1, 2 or 3BR, floor, accessible) and place a $2,500 deposit, held in escrow and applied to your purchase. Co-op homes reserve with $500 today.

6

Walkthrough & close

Do a final walkthrough a day or two before closing, then close with a title team that handles the paperwork.

7

Move in — and stay covered

Get your keys. The builder's warranty covers punch-list items with check-ins at 1, 6, and 11 months.
